How the services differ

A foundation inspection looks specifically at the foundation and how the building is responding to it: elevations, crack patterns, drainage and, where relevant, crawl space conditions.

A structural inspection is broader within the structure. It covers walls, framing, roof structure and connections, and is often the right request when you are not sure what the source of a problem is.

A load-bearing wall assessment is design work rather than diagnosis. The output is typically a beam or header specification, calculations and drawings that a contractor and a permitting authority can use.

A pre-purchase structural evaluation is scoped to a decision and a deadline. It answers whether what a buyer has been told about a property holds up structurally.
