Foundation questions are the most common reason Texas property owners look for a structural engineer. Clay soils in much of the state change volume with moisture, and that movement is transferred into the structure above.
Slab foundations. Most modern Texas housing is slab-on-grade. When one part of a slab moves relative to another, the result is usually diagonal cracking at door and window corners, cracked exterior veneer, and doors that no longer latch cleanly.
Pier-and-beam foundations. Older homes are often raised on piers with a wood floor system. Here the questions shift to beam and joist condition, pier settlement, crawl space moisture and floor deflection.
Expansive soils. Where soils shrink and swell, the movement can be seasonal and partly reversible. That is why an evaluation looks at patterns and measurements rather than a single crack in isolation.
